Four Tips For Hiring a General Contractor For Your Commercial Construction Projects

Retail, medical and office space remodeling and construction projects can either be a smooth undertaking or a huge headache depending on what General Contractor you choose. Things can quickly turn for the worse if you select a company who has poor communication or if they fail to understand your goals and the important aspects particular to your business. The lowest bid may not be the best value. These four tips will help you choose the right commercial contractor to insure your business's project will be successful and worry-free.

Find Reputable Candidates

A General Contractor supervises the construction of the project and therefore must be knowledgeable, easy to communicate with, responsive, and professional. You can find reputable commercial general contractors through word of mouth, from print advertising or on the Internet. It is crucial you thoroughly screen each candidate. Ask how long the company has been in business and if they have experience doing the kind of work you need. If you are planning a renovation in an office that will remain open, be sure to ask if the contractor has experience working in occupied spaces to insure they will provide minimal interruption of your business. If you don't have plans yet for your project, you may want to look for a General Contractor who provides Design-Build services. This can save you time and money.

Check Credentials Carefully

You will need to call at least three references from previous clients. Ask the references if they were happy with the company and if there was open communication. Be sure to ask for a copy of the General Contractor's license and see if they have been involved in any lawsuits or had disciplinary action taken against them by their licensing body. Searching the Secretary of State's website is an excellent resource for this. Request a copy of the contractor's insurance and make sure it is adequate-it should at a minimum include liability and workers compensation insurance. In these times it is wise to ensure the company is financially strong and pays its bills on time by obtaining a business credit report such as one from Dun & Bradstreet.

Interview the General Contractor

Start the communication process by interviewing the General Contractor. Ask how the project will be supervised. Will there be a superintendent on site full time or as needed? Ask how the contractor will communicate the status of the projects and determine, for instance, if you would want weekly updates via email, or phone, or on site meetings. And be sure to discuss permitting time frames and issues in advance because the time it takes to obtain permits from governmental bodies can fluctuate widely.

Don't be fooled by the lowest price

Once you have narrowed down the list of General Contractors, then it's time to ask your candidates for an estimate for your project plans. Make sure that all General Contractors are given the same plans, specifications, time frames, and requirements. In this economy, most commercial construction companies have remained competitive by reducing their profits. The one company with a much lower estimate may be reducing the price by using substandard materials or knowingly omitting requirements only to hike it up later with change orders, so make sure all bids are covering the same things.

By following these simple tips, you can have a successful, stress-free remodeling project for your office, medical or retail space.

Finish Contractor - Handrail Construction

Interior finish work includes everything from installing baseboard to the solid construction of the main stairway and handrail. The main staircase is usually considered a piece of furniture. By this I mean, it takes an experienced Tradesman to make everything fit together flawlessly.

There is nothing more disappointing than grabbing the main Newel post as you start your way up just to find that it is loose and is cracking the handrail connection. This has always been an important step for me as a Carpenter. I usually sink the primary Newel into the floor framing through the subfloor. Before doing this you must expose the framing by cutting out some of the floor right where the newel will go: not a big deal if you know what your doing.

What a Finish Carpenter does after this can mean the difference between a rock solid connection to a pathetic attempt. Don't get me wrong, although this is an extremely important step..the Carpenter or Contractor must spend some time planning and making sure the stair ends up where it is supposed to. Building codes have to be strictly maintained in the construction process.

The rise and run of each tread and riser must be consistent and should not vary even 1/16 of an inch. Those are my standards. Ever walked up a stair and accidentally tripped on one of the treads? This may have been caused by an improper install or someone trying to correct a measurement so the stair meets up with the top floor. Very important this all comes together properly. That's why it is so important to check clearances, all measurements, wall and floor levels.

The final step is to install the handrail and this better be done right. A nice flowing appearance and solid connections are a must. Nothing worse than someone trying to fill a bad connection with putty or some kind of wood filler. That will show up "Ugly" after the finish paint or clear lacquer is applied. So much care needs to be taken in the handrail construction because parts and material are very expensive. The Carpenter or Contractor could make good money on the job or end up loosing drastically if things go wrong.

Importance of Construction General Contractor

The working sphere of construction general contractor is not limited only to build houses, industrial buildings and factories, apartments, roads, schools, bridges, but there is along list to follow. The work starts with the preparation of the site and needful modification of the current position of the site to make it suitable for the construction of desired buildings. The regular supervision, maintenance and remodeling of the present structure is also under their domain.

The construction industry as a whole has different segments for the engagement of different kinds of contractors. Construction general contractor looks after the construction of roads, highways, tunnels, sewers, bridges and so on, which are the main arteries of the infrastructure of a state or the nation. A contractor from this category is well experienced in one segment of the construction engineering like making of buildings for residential purpose or in making roads, highways and bridges and so on.

When a large national project is undertaken by a construction general contractor, he takes the total responsibility of the completion of the entire project and thereby appoints several sub- contractors to work in other segments. Alternatively, the large projects are divided into smaller segments and awarded to different contractors according to their specialization.

Generally, the construction general contractor would like to accept only the portion of the construction responsibility of the particular segment, which matches his expertise so that it can be completed with immaculate supervision and skill available with the contractor for satisfactory outcome. However, the work of remodeling or repair is done by sub-contractors, who are chosen by the construction general contractor on their previous record of performance.

The recent trend is for the energy- efficient buildings or green type of construction, which is becoming more acceptable to the environment- friendly society. More attention is being paid for economy-efficient constructions at all levels of constructions.
